And the best thing is you only need to spend a wee bit of time every year on it. And when you do this, you save yourself costly repairs in the future. The money and time you spend on it now, saves you a lot of time and money than if something goes wrong and requires urgent repairs.
There are some important tools you will require in order to go about your building maintenance. Firstly, you will need a good pair of gloves and a ladder. And the first thing you want to check is the roof. It’s the most important element of any building, so any minor repairs required in that area should be tended to. And plus, roofing can be expensive, but regular preventative maintenance here and there will be far more affordable than a full roof replacement.
You will want to check for holes, as well as tiles or shingles that need replacing. In addition, if there is a chimney, you will want to have it cleaned out regularly to prevent build up. When your home is on the verge of foreclosure, you certainly will do anything possible to save it. But the problem is how you will do it. One, among many, is going to your lender and asking for help.
For others, contacting the lender at the first sign of financial problems seems to be not such a good idea. It may be because they are embarrassed to discuss money issues to others or they simply don’t see the need to inform their lender right away of their present financial standing, most of the time they are thinking it is a temporary problem.
Most people have the perception that lenders, like banks, think only of themselves and don’t care about the future of the borrowers. This leads to the common notion that lenders show no mercy to homeowners who have defaulted on payments and will take the homes when the very first window of opportunity opens. The truth is lenders like owners will do everything they can to avoid home foreclosures. So again, the best way to save your home is to work with your lender to solve the problem.
In most cases lenders will send a Notice of Default if you miss payments for 3 consecutive months. Call your lender as soon as possible. Inform them why you have defaulted on a payment and ask for an alternative payment schedule or temporary lower rates until your finances have returned to normal. You can also ask for Forbearance which is where your lender waives some of the penalty fees as a result of default or a mortgage refinance without going through the process of re-application, whichever you think is more economical. Mortgage lenders are NOT IN THE REAL ESTATE SELLING BUSINESS, thus are more than willing to help you to avoid repossessing your home.
Talk to your lender, inform them of your situation, and ask for payment alternatives. DO NOT WAIT!!! Act fast. Understand the gravity of the situation and do something about it. It is your obligation to pay your mortgage but when worst comes to worst, your lender wants to help you keep your home.

There are many home buyers who get confused when they are quoted mortgage rates with points. It is a simple enough concept: in order to lower the interest on your loan, you pay your bank some cash upfront as an incentive to lower the rate. Points will lower your overall interest rate, and therefore the monthly payment on your mortgage.
When lenders speak of a point, they mean 1% of the total loan. If you are obtaining a $200,000 loan, one point would be $2,000 at closing. You can buy more than one point and lower your loan rate even more.
The original interest rate on the loan will still be predicated on the credit score of the borrower, but paying points will bring that first rate down. If you are quoted 6% on your $200,000 loan, you may receive a different quote for your loan if you were paying points. A general rule, but one that changes from one lender to another, is that one point will lower the loan rate .25% on a fixed rate loan and .375% on an adjustable rate loan. In the case of your $200,000 mortgage that you are willing to pay $2,000 for one point, your loan would then be reduced to 5.75% for a fixed rate loan and 5.625% for an adjustable rate loan.
If you inquire about a loan rate, you will most likely see the rate quoted along with points. For example, the bank may list the rate as 6%, no points, 5.75%, one point, 5.5%, two points, etc. Then the table would show 7% with the relevant reductions. So it is important to understand what the rate you will pay without points is in order to find the rate you will have with points.
Obviously, your loan payment is going to be lower on a loan with 5.75% or 5.625% than it will be on a loan with a 6% rate. Lowering the rate like this is because you are actually paying some of your interest beforehand. If you only held onto the loan for a short while, after you sell the house or refinance, you will have paid this interest for a loan you no longer have. Paying points is only a good idea for those who plan on holding the loan for quite a while.
Points are often used as a sales technique, since homeowners will have a lower payment and can pay more for the house. For this reason, sellers frequently offer to give points as a sales inducement. Even when this is the case, the buyer has to make sure the investment is worthwhile and that he is going to be in the house long enough to make it a difference.
It is important to note that there is positively no obligation on the part of the borrower to pay points. It is a completely voluntary decision based on his analysis of the costs involved.

Patio doors were originally created to replace French doors, offering an uninterrupted view of the natural daylight coming into the house, and providing easy access to the outdoors. As a result, patio doors are still hugely popular and due to demand, have become somewhat more elaborate over the years. However, they were not completely able to replace French doors; whereas the style and design of a French door is still seen as a classic and timeless look. However, the two are able co-exist on the market, benefiting the home-owner who has a choice of door options to consider.
At one point, a patio door was not a very secure entryway and easily accessible from the outside. Over time improvements have been made so now this is not as great an issue as it previously had been. There is also another issue of safety because the door, being a solid sheet of glass, is often seen as being open when it is actually not. After machines have cut the components to be assembled, the frames are often fusion welded together to form air tight and water tight seals at the corners. The installation of locks, keepers, balances, weather stripping, and finally the glass, are completed and the process is sent to quality control where the work is checked for air tightness, water tightness, and for any possible damages done to the frame or glass during assembly.
The use of vinyl frames for patio doors and windows helps your glass door maintain an even temperature so that there are limited condensation and humidity differences in the home. The quality of the air in the household is also greatly improved because glass doors mean less electricity is needed to heat and light the house.
